Vastgoed Maatschap APF VIII invests in four contemporary, sustainable and well-appointed office buildings in the three French cities of Grenoble, Châteauroux and Belfort. The property in Grenoble and Belfort concerns three new office buildings. The property in Châteauroux is a fully renovated and restored historic industrial building.
The French state body Caisse des Dépôts et Consignations is a joint investor in this immoveable property. As co-shareholder, this body has minority shareholdings of 40% to 49% in the companies in question.
The property has been valued at an open market value when sold by private treaty encumbered by tenancy of € 81.4 million. This is € 5.2 million higher than the total purchase price for the property. This stable and inflation-proof investment offers a fixed direct return on investment of 8.0%* per year and an expected total return on investment of an average of 10.4%* per year. Distribution will take place six-monthly.
The fixed-rate period for the mortgages (14 years) and the long-term leases with extremely financially sound (government) lessees offer confidence that the cash dividend will be paid out throughout the entire 10-year term.
