For the Vastgoed CV APF XI fund, AFI international has selected a broad retail portfolio comprising 28 prime units located in the main shopping areas of various (historic) city centres throughout the Netherlands. Some units have upper floors offering residential or office accommodation.
Tenants include leading national and international retail chains (such as Zeeman, Schoenenreus, Halfords, Etos, Eye Wish Groeneveld, Hans Anders Opticians, M&S Mode and Van Dal Mannenmode), as well as a number of local businesses.
The retail units contribute 88% of the total rental income of the portfolio, with the Zeeman chain alone accounting for 54%. Zeeman is a long-established and highly successful retail formula, offering a range of budget textile products. It has more than 1,200 outlets in the Netherlands and other European countries, with an annual footfall of 70 million customers.
Of all retail units in the portfolio, approximately 41% are let on leases of nine years or more. The average term of the Zeeman leases is seven years and eight months.
The remaining 12% of the rental income is derived from the various office units, storerooms, apartments and garages, and from the space let to banks to house ATM machines.
