Triodos Real Estate Development, in association with OVG, is currently realizing an office building at a prime location in Leeuwarden. The building, which includes many innovative solutions to address the challenges of sustainability, is due to be completed by 1 November 2011. It will then be handed over to UPC Nederland B.V. on a ten-year lease.

APF International has selected this project for its Vastgoed CV APF X ‘Opportunity’ fund.

The project developer retained Paul de Ruiter Architects B.V. to produce the overall design. This firm specializes in innovative, sustainable buildings. Its portfolio includes the Bijlmer Park Theater in Amsterdam, the TransPort building at Schiphol International Airport and the (planned) TNT Green Office in Hoofddorp.

The Leeuwarden building’s high sustainability quotient is due to a combination of energy-efficiency measures. Photovoltaic (PV) solar panels are installed on the roof, while interior climate control relies on a heat and cold storage system with exchangers and heat pumps. Process (non-drinking) water is drawn from local sources.

The total rentable floorspace is approximately 6,968 m², based on the NEN 2580 certificate. There are approximately 112 parking places, 63 of which are covered.
